Description: Property Manager

Property Manager Job Purpose: Maintains property rentals by advertising and filling vacancies; negotiating and enforcing leases; maintaining and securing premises.

Property Manager Job Duties:

1. Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals. 2. Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units. 3. Contracts with tenants by negotiating leases; collecting security deposit. 4. Accomplishes financial objectives by collecting rents; action. 5. Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations. 6. Maintains building systems by working with maintenance staff; supervising repairs. 7. Secures property by establishing and enforcing precautionary policies and procedures; responding to emergencies. 8. Enforces occupancy policies and procedures by confronting violators. 9. Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations. 10. Creates positive, welcoming, supportive environment for residents, visitors, and property associates 11. Achieves financial solvency through cost reduction and implementing systems to achieve 0% rent delinquency 11. Utilizes selection and retention strategies to maintain 100% occupancy level 12. Participates in the preparation of the annual operating budget 13. Notifies residents of all issues affecting their tenancy 14. Files court documents for eviction and attends scheduled court hearings as Landlord’s representative 15. Oversees security deposit administration including inspecting units to determine resident’s balance or refund, preparing disposition letters, and processing security deposit returns 16. Screens, reviews, and approves all applications 17. Ensures property’s filing system is maintained and includes tenant, applicant, accounting, and vendor and contract files 18. Develops and utilizes sound rent collection procedures, including following up with delinquent accounts 19. Delivers rent deposits to bank and submits all related documentation 20. Monitors landlord-tenant relations and mediates disputes when necessary 21. Collaborates with Support Services to provide residents referrals to appropriate agencies 22. Utilizes software program to facilitate property management. 23. Weekly updates of business status. Inspects apartments for move-in condition (pre-inspection) and turnover status 24. Directs administrative and maintenance associates in annual unit inspections and annual recertification of residents 25. Remains current on and compliant with laws affecting the leasing of the property, including the Company’s leasing agreement, Fair Housing laws, and other applicable laws 26. Establishes and maintains regular daily office hours, ensuring adequate coverage on weekends and holidays

Skills/Qualifications: The successful applicant will be self-motivated, have a can do attitude and the willingness to go above and beyond. If you do not know the answer to something you will seek the knowledge necessary to answer the question to resolve issues quickly. You will have excellent communication skills. You will have basic understanding of bookkeeping. Excellent computer skills and a good grasp on mobile technology are required. You must learn quickly and seek additional knowledge when necessary. Motivation for sales, negotiation, selling to customer needs.
